Temporary Building Permit Fee Waiver Resolution Updated & Extended to 12/31/2025
NOTE: BUILDING PERMIT FEES FOR STORM RELATED DAMAGE ARE WAIVED THROUGH DECEMBER 31, 2025. IN ADDITION, REFUNDS FOR VERIFIED STORM DAMAGE PERMIT FEES, THAT WERE PAID IN ERROR, MAY BE PROVIDED IF THE PERMIT WAS ISSUED SIX (6) MONTHS OR LESS FROM THE TIME OF THE PERMIT REFUND REQUEST. NO REFUNDS WILL BE PROVIDED FOR STORM DAMAGE PERMIT FEES FOR REQUESTS RECEIVED AFTER DECEMBER 31, 2025.
The Town of Longboat Key Commission has approved an updated Waiver of Certain Building/Fire Fees (via Resolution 2025-15).
- This temporary waiver of building permit fees is for permits associated with documented storm damage from Hurricanes Helene & Milton
- The waiver applies to fees submitted between Sept. 27, 2024, to December 31, 2025, for construction and repairs being sought as a result of documented property damage from the storms
- The waiver applies to the alphabetized list below and now includes Temporary Use Permits for construction trailers or trailers for people to live in on their property while construction takes place and Zoning Exceptions (for fence permits)

- Air Conditioning (A/C) systems or changeouts, including with video inspections
- Backflow Preventer
- Building Permit, including Minimum Threshold Permit
- Certificate of Occupancy/Temporary Certificate of Occupancy
- Changes of alterations to a permit
- Commercial Boiler
- Commercial LP Gas Tank
- Concrete Repair
- Construction or Sales Trailer
- Deck
- Demolition
- Dock, Davit, Lift, or Hoist
- Electric Charging Systems
- Garage Door
- Gutters, Soffits, Siding, and Facia

SUBSTANTIAL DAMAGE ESTIMATES: Some property conditions have been found that necessitate placement of warning placards (descriptions below)
- YELLOW RESTRICTED USE: The RESTRICTED USE placard is intended to indicate that there are conditions that may pose safety concerns for occupants. Other situations can involve localized structural damage that would place a portion of a building in an unsafe condition while other areas remain usable. The placard will contain a brief description of the limits or conditions of continued use and hazards observed. This placard does not mean that a building cannot be occupied.
- RED UNSAFE CONDITIONS: This placard indicates that it is unsafe to occupy or enter the building and that to do so will be at one’s own risk. It is very important to realize, however, that the “red tag” posting does not automatically mean that the property has been condemned or will require demolition. Only in extremely rare cases is damage so severe or the threat to an adjacent property so high that an order to demolish a building is issued. Demolition may eventually be the appropriate action for an owner to take if repairs are too expensive, but again, this is not the normal consequence for most buildings with Unsafe postings. The placard will contain a brief description of the limits or conditions of continued use and hazards observed.
- RED DANGER: Indicates that it is unsafe to occupy or enter the building for any reason.
